Surfaces repairs - Patch and paint, replace ceiling tiles, repair carpet and vinyl flooring tiles.
Assembly - Setup of furniture and warehouse racking,
Moving - Placement of furniture and equipment.
MAC -- Moves, Adds, and Changes (MAC) of employees.
Ergonomic - Adjust furniture, chair, monitors and other accessories to the employee requirements.
Comfort - Investigate and adjust employee too hot or too cold complaints
Preventative Maintenance
Proactive Preventative Maintenance and Inspections are provided for the following areas with worked being performed by MyFacilityTeam technicians or by specialized vendors overseen by a MyFacilityTeam Facility Manager.
General Lighting - Check for missing or burnt lamps and color consistency
Emergency Lighting - Check for operation when electrical source is cut
Exterior Lighting - Check for missing or burnt lamps, adjust timing seasonally
Building Envelope - Check for signs of leaks
Roof - Remove debris and clean out roof drains seasonally
Fire Extinguishers - Check all monthly; complete annual with contractor
Exit Signs - Check operation; replace batteries as needed
Eye Wash / Shower - Check operation monthly
Generator / ATS - Check for leaks and self-test; Annual testing with contractor
Exterior Doors - Check operation of door hardware and closers
Security Cameras - Check operation and remove any obstructions
Plumbing - Check restrooms, showers, break rooms, lab sinks faucets and drains for proper operation. Schedule annual testing of backflow with contractor.
Electrical - Check that panels and circuits are properly labeled and accessible. Schedule infrared testing with contractor.
HVAC / Mechanical - Specific checks for proper operations, filter changes in conjunction with periodic and annual maintenance by contractor. Adjust controls as required.
Safety - Check to correct for any tripping hazards and furniture/equipment in need proper seismic bracing. Make sure required signage is posted. Check exterior walkways and parking lots.
Lab Equipment - Checks specifics to operation of lab equipment, freezers and monitoring equipment.
Appearance - Check to see building is being properly cleaned by Janitorial staff, including restrooms, break rooms conference rooms and lobby area. Address any area of concern.
Fire Alarm and Sprinklers - Visual inspections of risers and alarm panels, Scheduling of quarterly and annual testing by vendor
